UK house prices grew 4.9% annually to January 2025, with England averaging £291,000 (4.8% growth), Wales £210,000 (6.0%), and Scotland £187,000 (4.6%). The North East saw the highest house price inflation (9.1%), while London had the weakest (2.3%). Average UK private rent was £1,326 per month in February 2025, an 8.1% annual increase. Rental inflation is expected to slow during 2025.
