The German housing market is experiencing its worst crisis in decades, with a significant decline in construction permits and a severe shortage of housing in major cities. In 2024, the number of building permits fell by 16.8% compared to 2023, reaching the lowest level since 2010. High construction material costs, complex bureaucratic procedures, and stricter building standards are key factors contributing to the crisis. Despite hopes that the European Central Bank's interest rate cuts would revive the market, experts warn of a slow recovery. The decline in construction is evident across all housing segments, including single-family homes, duplexes, and multi-family buildings. Political response to the housing shortage has been minimal, with the issue barely addressed in pre-election campaigns. Projections for 2025 indicate a further 45% decline in permits, reaching 210,000, far below the government's target of 400,000 new units annually. Experts warn of a long-term housing crisis, with a significant gap between housing demand and supply expected to persist for years.
