Derelict Victorian houses ‘crumbling’ six years after €700,000 purchase by Dublin City Council

Council has had to halt redevelopment due to deteriorating condition of homes in Phibsborough



The Dublin City Council acquired two derelict Victorian houses at 19 and 21 Connaught Street, Phibsborough, in 2019 through compulsory purchase orders for €700,000. Planning permission for their reconstruction, preserving the facades, was granted in early 2023, with work initially scheduled to begin in December 2023. However, the project was halted in early 2023 due to further deterioration of the facades, including foundation issues and crumbling fronts. A structural report revealed these problems, delaying the project. The council now aims to resume work in Q3 2025. The houses were added to the Derelict Sites Register in 2009, removed in 2012, and re-added in 2018 after public complaints. The previous owner, Patrick Joseph Gallagher, opposed the purchase but the council proceeded.
