House prices rose by an average of 3.7% nationwide in first quarter – report

Housing price inflation reached an eight-year high as supply tightens further.



According to the Daft.ie House Price Report released on March 25, 2025, Irish house prices rose by an average of 3.7% nationwide in the first quarter of the year, with a typical listed price of €346,048. This represents an 11.6% increase year-on-year, driven largely by Dublin and the rest of Leinster where inflation is 12.2% and 13.4% respectively. The surge occurs amidst a very tight supply, with less than 9,300 second-hand homes available nationwide, a record low since 2007.
