In January 2025, Canadian housing starts rose by 3% to a seasonally adjusted annual rate of 239,739 units, up from 232,492 in December. This increase was driven by strong multi-unit starts in Quebec and British Columbia, with Montreal experiencing a 112% year-over-year rise and Vancouver a 37% increase. Conversely, Toronto saw a 41% decline in starts. The Canada Mortgage and Housing Corporation (CMHC) cautioned that trade risks, particularly a potential trade war with the U.S., could lead to a recession, thereby slowing housing activity and delaying purchases.
