In Bavaria, as of March 2025, apartment prices are decreasing while terraced house prices are increasing, according to a report by the German Real Estate Association (IVD). Existing apartments average €4120 per square meter, and detached houses cost €833,000. Existing terraced houses average €606,000, and new builds are significantly more expensive at €731,000. Semi-detached house prices vary, with new builds slightly increasing to €910,000 and existing properties decreasing to €739,000. Overall demand is slowly increasing.
