In Wales, house prices rose 0.9% since December 2024 and 6% annually to an average of £210,000 by January 2025. Wrexham County saw the highest annual increase (8.6%), followed by Caerphilly (8.1%) and Rhondda Cynon Taf (8.1%). Ceredigion, Isle of Anglesey, Gwynedd, Torfaen, and Denbighshire experienced price drops. Blaenau Gwent and Merthyr Tydfil are the cheapest areas, while Ceredigion is the least affordable for first-time buyers. First-time buyers increased 6.4% YOY.
