Proposed changes to planning rules in Ireland could relax restrictions on garden cabins and modular homes, potentially allowing them to be used as habitable dwellings. Currently, such structures are limited in size (25 sq m) and cannot be used for sleeping accommodation due to fire safety concerns. The new rules, aimed at tackling housing supply issues, could remove the requirement for the structure to be attached to the main dwelling and allow for exempted developments if they align with proper planning and sustainable development. While proponents believe this could unlock a significant number of small homes, concerns remain regarding parking and local authority approvals. Building a habitable garden room is estimated to cost between €60,000 and €80,000.
